Munich's largest housing estate — where one key opens five doors.

Locksmith in Perlach

Perlach covers two places that could hardly be less alike. Neuperlach is a planned estate begun in 1967, with towers of up to twenty storeys around the pep shopping centre; Alt-Perlach, a short distance northwest, is the old village it was built next to.

Neuperlach is where most people live, and almost every flat there sits on a central locking system: one key for the entrance, the flat, the cellar and often the underground garage. That single fact changes what a lost key means.

What it costs in Perlach

Perlach is in one of the Munich zones, which means travel is fully included in the fixed price — neither as a flat rate nor by the kilometre. What decides the price is which kind of opening it is and, for a door that has simply latched shut, what time it is.

Google address check
For address suggestions and — only for addresses in zone 3 — for calculating the road distance, the address you enter is transmitted to Google Ireland Limited. Details are in our privacy policy.

The address decides the zone, and the zone is decided by its postcode. In Munich zones 1 and 2 travel is included; in zone 3 we calculate it from the actual driving distance.

When this price does not apply

  • Security locks of a higher resistance class
  • Multi-point locking (several bolts at once)
  • Security bars or additional locking devices
  • Technically difficult opening: jammed or warped door, broken bolt
  • Replacement parts such as cylinder, mortise lock or escutcheon
  • A situation that turns out to differ from what was described

In these cases our technician quotes the price before starting work, in writing. If you decline, there is no charge.

Where Perlach is

Neuperlach lies in the southeast of Munich around the pep shopping centre at Hanns-Seidel-Platz. The main routes are Ollenhauerstraße, Quiddestraße, Fritz-Erler-Straße and the Karl-Marx-Ring. Northwest of it, Alt-Perlach retains the historic village centre around the parish church of St. Michael and looks nothing like the estate beside it. The Perlacher Forst, a substantial woodland, forms the western edge; Ramersdorf adjoins to the north and the city boundary towards Neubiberg and Ottobrunn to the east. Perlach is the most populous city district in Munich, which is worth knowing when you are trying to describe where you are.

What the buildings are like

Hauseingang einer Großwohnanlage mit Klingelanlage, keine lesbaren Namen

In Neuperlach, large developments from 1967 onwards in rows, point blocks and towers of four to twenty storeys, all with lifts. Where a building is on a central locking system, one key opens the building entrance, the flat, the cellar compartment and frequently the underground garage — which is what decides who may replace a cylinder. The basements are extensive, with corridors running under several buildings and intermediate doors along the way, so a cellar compartment can be a considerable walk from the flat. Alt-Perlach is the opposite: individual older houses with conventional locks, on a village street pattern.

Getting to you

Perlach is well connected by the motorway, the Mittlerer Ring and the Ständlerstraße, and the developments generally have visitor parking near the entrances. The real time factor is inside the estate rather than getting to it: one street address can serve several staircases, and the numbering between them is not always obvious from the road. Give the building number and the staircase or entrance letter along with the floor. In a twenty-storey block, that is the difference between finding you and searching for you.

What we are usually called for in Perlach

  • Flat doors that latched shut in tower blocks and row buildings
  • Cellar compartments at the end of long basement corridors with intermediate doors
  • Building entrance doors on locking systems with several staircases per address
  • Underground garage access doors in large developments
  • Older individual houses in Alt-Perlach with conventional locks

Questions from Perlach

One key opens my flat, the front door, the cellar and the garage. What happens if I lose it?

More than in an ordinary building, which is why it is worth understanding in advance. That arrangement is a Zentralschließanlage — a central locking system — and it is standard across Neuperlach. Your key opens the shared doors and only your own flat, so a loss affects the building rather than just you. The cylinder cannot be swapped for one bought separately, because it has to match the system. That decision, and the cost, run through the Hausverwaltung. Tell them the same day.

My address has several staircases. How do I make sure you find me?

Give the building number, the staircase or entrance letter, and the floor. In Neuperlach a single street address can cover several entrances that look identical, and the numbering is not always visible from where a vehicle can stop. It sounds fussy on the phone and saves five to ten minutes at three in the morning — which, at night rates, is worth more than the thirty seconds it costs.

I cannot get into my cellar compartment. Is that the same job?

Usually simpler and cheaper than a flat door, yes. The complication in Neuperlach is the route: basements run under several buildings with intermediate doors along the way, and your compartment may be a long walk from your staircase. If you know which building the entrance is in, say so. Cellar compartments are also generally secured more simply than flats, which works in your favour here.
