A former industrial site turned into flats — with the access technology to match.

Locksmith in Obersendling

Obersendling lies in the south of Munich between Thalkirchen and Solln. For most of the twentieth century it was Siemens territory: offices, works and laboratories on a very large site.

Since the 2000s that site has been turned into housing, partly as new building and partly by converting the old office blocks. The result is a district where a good deal of the residential stock has access technology that came from an industrial building rather than a home.

What it costs in Obersendling

Obersendling is in one of the Munich zones, which means travel is fully included in the fixed price — neither as a flat rate nor by the kilometre. What decides the price is which kind of opening it is and, for a door that has simply latched shut, what time it is.

Google address check
For address suggestions and — only for addresses in zone 3 — for calculating the road distance, the address you enter is transmitted to Google Ireland Limited. Details are in our privacy policy.

The address decides the zone, and the zone is decided by its postcode. In Munich zones 1 and 2 travel is included; in zone 3 we calculate it from the actual driving distance.

When this price does not apply

  • Security locks of a higher resistance class
  • Multi-point locking (several bolts at once)
  • Security bars or additional locking devices
  • Technically difficult opening: jammed or warped door, broken bolt
  • Replacement parts such as cylinder, mortise lock or escutcheon
  • A situation that turns out to differ from what was described

In these cases our technician quotes the price before starting work, in writing. If you decline, there is no charge.

Where Obersendling is

Obersendling sits in the south of Munich, west of the Isar, between Thalkirchen and Solln. The Aidenbachstraße is the main axis; the former Siemens site with its new residential quarters occupies much of the centre, and the Südpark lies to the west. The Boschetsrieder Straße, the Hofmannstraße and the Drygalskiallee carry the remaining addresses. The Siemenswerke station and the link to the Mittlerer Ring are the other reference points. The district is one of the more recently changed parts of Munich, and a map more than fifteen years old will not show what is there now.

What the buildings are like

Very mixed and in parts young. On the former Siemens site, residential quarters have arisen since the 2000s — some new building, some conversion of former office and industrial blocks. Conversions of this kind often carry access technology from their former commercial use: transponders for entrances and garages, occasionally an intercom-linked door release alongside mechanical cylinders. Around them lies post-war apartment building from the 1960s with conventional systems, and along the Hofmann- and Boschetsrieder Straße there is still commercial building with office and industrial doors.

Getting to you

Obersendling is very well connected by the Mittlerer Ring, the Aidenbachstraße and the motorway junctions to the south. The roads are wide and parking is mostly unproblematic. The conversion quarters are the exception worth mentioning: several have entrances that were designed as service or office access and are not obvious from the street, and building numbering on a converted site does not always follow the road. The building name, if it has one, is worth as much as the number.

What we are usually called for in Obersendling

  • Flats in converted buildings with modern system technology
  • Transponder and access problems in converted office blocks
  • Doors that latched shut in 1960s apartment building
  • Underground garage access doors in the new quarters
  • Office and commercial doors on Hofmann- and Boschetsrieder Straße

Questions from Obersendling

My transponder does not work any more. Is that a locksmith job?

Usually not, and it is worth knowing before calling anyone out. Transponders are managed electronically by the building administration — they can be deactivated, lose their programming, or simply run down. Reprogramming or replacing one runs through the administration or the system supplier. What we can do is open a mechanical door. If your building has no mechanical alternative, we would be driving out to tell you that, which helps nobody.

I live in a converted office building. Anything different about the doors?

Sometimes quite a lot. Conversions often keep the original entrance and service doors, which were built to commercial rather than domestic specification — heavier, with different locks, and occasionally with electronic release added later. That is not a problem, but it changes what the technician brings. Say on the phone that it is a conversion, and a photograph of the door on WhatsApp settles the rest.

The numbering on the site does not follow the street. How do I describe where I am?

Building name first, then number, then floor. On the converted Siemens site the buildings were numbered as an industrial complex and the residential addresses were laid over that afterwards, so the sequence can look arbitrary from the road. If your building has a name — many do — that is the single most useful thing you can give us.
