Large properties, several buildings each — and gates rather than front doors.

Locksmith in Grünwald

Grünwald lies south of Munich on the high east bank of the Isar, and it is the wealthiest municipality in the district by a considerable margin. Geiselgasteig, in its northern part, is where the Bavaria film studios are.

That shapes the work here more than in any other place we cover. Properties are large, most comprise several separate buildings, and the recurring question is rarely a single lockout — it is how to organise keys across a main house, a guest house, a garage block and a garden gate without ending up with a ring of fifteen.

What it costs in Grünwald

Grünwald is in zone 3, the surrounding district, so travel is added to the opening — calculated over the whole journey by road from our premises to your address, not from the boundary onwards and not as a flat rate for the municipality. Within a single municipality the routes often differ by several kilometres, so a flat rate would either overcharge you or be unsustainable for us. The calculator shows the amount as its own line.

For address suggestions and — only for addresses in zone 3 — for calculating the road distance, the address you enter is transmitted to Google Ireland Limited. Details are in our privacy policy.

The address decides the zone, and the zone is decided by its postcode. In Munich zones 1 and 2 travel is included; in zone 3 we calculate it from the actual driving distance.

Where Grünwald is

Grünwald sits south of Munich on the eastern high bank of the Isar. The centre gathers around Burg Grünwald, the medieval castle, and the church of St. Peter and Paul. Geiselgasteig, to the north towards Harlaching, carries the Bavaria film studios and their surrounding production companies. The main routes are the area around the Marktplatz, the Nördliche and Südliche Münchner Straße, and the Perlacher Straße. West of the village the land drops away to the Isar; to the east and south the Grünwalder Forst begins and continues for kilometres. Pullach lies to the west across the river valley, Harlaching to the north inside the city.

What the buildings are like

Almost entirely villas and generously sized detached houses on very large plots, a considerable share of them elaborately built or refurbished. Many properties comprise several buildings: a main house, a guest house, a garage block, a pool house, a garden building. That is where the most common task here comes from — a master key system for a single property, so that one key opens what its holder is meant to open and nothing more. Security fittings are generally of a higher grade than elsewhere and frequently connected to alarm systems, which changes what can be done at a door and what has to be coordinated with the alarm provider first.

Getting to you

Grünwald is reached by the Nördliche Münchner Straße and the Grünwald bridge, with the approach from Munich running through Harlaching or Solln. The plots are very large, properties sit behind gates and hedges, and house numbers are often not legible from the road at night. Two things genuinely help: the house number together with a description of the gate or entrance, and a note on whether an alarm system is armed. Parking is never a problem here; finding the right entrance sometimes is.

Questions from Grünwald

My property has a main house, a guest house and a garage. Can one key open all of them?

Yes, and for a property of that kind it is usually the right answer. A master key system matches every cylinder to a shared key hierarchy, so you can hold one key for everything while a cleaner or a gardener holds one that opens only what they need. It is designed rather than bought off a shelf: we survey the buildings, draw up a locking plan, and only then choose the system. Pricing follows the survey — anything quoted before seeing the doors would be a guess.

My front door is connected to an alarm system. What should I tell you?

That it is, and ideally who maintains it, before we arrive. Opening a door on an armed system will trigger it, and depending on the setup that may bring a monitoring company or the police. None of that is a problem if it is expected. What we cannot do is work on the alarm itself — that stays with your provider. Coordinating the two is a five-minute phone call and saves a considerable amount of noise.

How will you find the house? The numbers are hard to see from the road.

By asking you rather than by guessing. Give the house number and then describe the entrance: which side of the road, what the gate looks like, whether there is a bell at the gate or only at the house. In Grünwald the plots are large enough that a street name narrows things down far less than elsewhere, and hedges hide most of what would otherwise be a landmark. A photograph of the gate on WhatsApp solves it entirely.
