On the high bank above the Isar — and one district down in the valley.

Locksmith in Baierbrunn

Baierbrunn lies south of Munich in the Isar valley, on the western high bank. It is one of the smallest municipalities in the district: essentially one village of houses on large plots.

Its district of Buchenhain sits down in the valley by the river, reached by a steep hill road — a few hundred metres away on a map and a noticeably different proposition on the ground.

What it costs in Baierbrunn

Baierbrunn is in zone 3, the surrounding district, so travel is added to the opening — calculated over the whole journey by road from our premises to your address, not from the boundary onwards and not as a flat rate for the municipality. Within a single municipality the routes often differ by several kilometres, so a flat rate would either overcharge you or be unsustainable for us. The calculator shows the amount as its own line.

Google address check
For address suggestions and — only for addresses in zone 3 — for calculating the road distance, the address you enter is transmitted to Google Ireland Limited. Details are in our privacy policy.

The address decides the zone, and the zone is decided by its postcode. In Munich zones 1 and 2 travel is included; in zone 3 we calculate it from the actual driving distance.

Where Baierbrunn is

Baierbrunn sits south of Munich in the Isar valley, on the western high bank. The main village gathers around the church of St. Peter und Paul and the Wolfratshauser Straße as the main axis. The Buchenhain district lies below in the valley by the river, reached by a steep hill road. Pullach adjoins to the north, Schäftlarn to the south, and across the Isar to the east lie Grünwald and Straßlach. The valley slope is wooded and steep, which is what separates the two parts of the municipality far more effectively than the distance between them.

What the buildings are like

Foto folgt

Alte Hof- oder Scheunentür mit sichtbarem Schloss

Predominantly detached houses on large plots, many from the 1950s to the 1980s, together with older properties in the village centre partly of agricultural origin. Newer building exists only in small quantities. Because the village sits above a river valley, cellar entrances and outbuildings take up more moisture than elsewhere and their locks stiffen accordingly. Buchenhain, down in the valley, holds a small number of properties in a setting quite unlike the village above.

Getting to you

Baierbrunn is reached by the Wolfratshauser Straße, with the approach from Munich running through Solln and Pullach. Buchenhain is down in the valley and reachable only by the steep hill road — worth saying on the phone, because a technician who does not know it will look for the address on the plateau. Parking is never a problem. This is one of the longer journeys in our area, which the travel component reflects.

What we are usually called for in Baierbrunn

  • Front doors of detached houses on large plots
  • Cellar entrances and outbuildings stiffened by damp
  • Older properties in the village centre with locking that has grown over time
  • Garages and garden houses
  • Individual properties in Buchenhain down in the valley

Questions from Baierbrunn

I live in Buchenhain. Will the technician find it?

If you say so on the phone, yes. Buchenhain lies down in the Isar valley and is reached only by the steep hill road from the village above — somebody who does not know the area will look for the address on the plateau and not find it. One sentence about the hill road solves it. It also affects the estimate, since the descent and climb take longer than the distance suggests.

My cellar door has become very stiff. Is that the lock?

Often not, and above a river valley it is worth checking before replacing anything. Damp makes wooden doors swell and frames move, so the lock ends up fighting the strike plate rather than failing itself. That is an adjustment, not a replacement, and it costs a fraction of one. We will tell you which of the two you have rather than fitting a part you did not need.

How long is the journey from Munich?

One of the longer ones in our area — the approach runs south through Solln and Pullach, and there is no faster route. The travel component reflects that, calculated from the actual road distance to your address. If your situation can wait for the daytime rate, that difference is larger than the distance costs, and we will say so on the phone rather than after.
