Where a lot of internationals move once a flatshare stops being the plan.

Locksmith in Neuhausen

Neuhausen lies west of the Maxvorstadt, between the Landshuter Allee and the grounds of Schloss Nymphenburg. Rotkreuzplatz is its centre — trams, U-Bahn, shops and the point from which the main streets radiate.

It is a settled residential district rather than a nightlife one, and that shows in the work: fewer late-night lockouts than in Glockenbach, more planned cylinder changes when tenancies turn over.

What it costs in Neuhausen

Neuhausen is in one of the Munich zones, which means travel is fully included in the fixed price — neither as a flat rate nor by the kilometre. What decides the price is which kind of opening it is and, for a door that has simply latched shut, what time it is.

Google address check
For address suggestions and — only for addresses in zone 3 — for calculating the road distance, the address you enter is transmitted to Google Ireland Limited. Details are in our privacy policy.

The address decides the zone, and the zone is decided by its postcode. In Munich zones 1 and 2 travel is included; in zone 3 we calculate it from the actual driving distance.

When this price does not apply

  • Security locks of a higher resistance class
  • Multi-point locking (several bolts at once)
  • Security bars or additional locking devices
  • Technically difficult opening: jammed or warped door, broken bolt
  • Replacement parts such as cylinder, mortise lock or escutcheon
  • A situation that turns out to differ from what was described

In these cases our technician quotes the price before starting work, in writing. If you decline, there is no charge.

Where Neuhausen is

Neuhausen runs west from the Maxvorstadt towards Schloss Nymphenburg, with the Landshuter Allee as its eastern boundary. Rotkreuzplatz is the practical centre, with the U-Bahn, trams, and the everyday shops. From it the Nymphenburger Straße runs back east towards the centre, the Volkartstraße and Donnersbergerstraße head north and west, and the Blutenburgstraße cuts across. Along the southern edge runs the Arnulfstraße, the corridor beside the railway lines out of the Hauptbahnhof, where a substantial amount of new residential building has gone up in the last two decades — a different world from the streets a few hundred metres north. Nymphenburg with the palace and its park lies immediately west, and the two names are often used loosely for each other, which is worth knowing when giving an address.

What the buildings are like

The core around Rotkreuzplatz and north of it is pre-war apartment buildings, generally well maintained, four to five storeys, with courtyards and cellars reached by a separate stair. Flats are larger than the city average and many have had security hardware added at some point over the years. Along the Arnulfstraße the picture is entirely different: recent residential blocks with central locking, underground parking and entrance systems where one key serves several doors. In between there is post-war infill of varying quality. Rented flats dominate, which makes a cylinder change on tenant turnover one of the more common planned jobs here.

Getting to you

Neuhausen is well connected by the Landshuter Allee and the Nymphenburger Straße and stays quick to reach at night. Parking is the usual inner-city constraint: resident permits apply around Rotkreuzplatz and the pressure is noticeable, while the side streets and the newer developments along the Arnulfstraße are easier. One local point worth making: the boundary with Nymphenburg is not obvious on the ground, and addresses are sometimes described with the wrong one of the two names. The street and house number resolves it; the district name alone does not.

What we are usually called for in Neuhausen

  • Large pre-war flats with security hardware added at some point
  • Cylinder changes on tenant turnover, frequent in a district of rented flats
  • New-build flats along the Arnulfstraße with central locking systems
  • Cellar compartments in older apartment houses
  • Building entrance doors with stiff or worn hardware

Questions from Neuhausen

Am I in Neuhausen or Nymphenburg?

The two form one administrative district and the boundary between them is not visible on the ground, so plenty of people are genuinely unsure — estate agents tend to prefer whichever name sounds better. For us it makes no difference at all: give the street and house number and the question does not arise. It matters slightly for the price only through the actual road distance, which the calculator works out from the address rather than from the district name.

I am moving in and want the lock changed. What should I check first?

Two things, and both are quick. Ask the Hausverwaltung whether the flat door is part of a central locking system — if it is, a standalone cylinder will not open the building entrance, and the change has to go through them. And if it is not, keep the original cylinder somewhere safe, because you will normally have to reinstate it when the tenancy ends. Beyond that it is planned work: book it during business hours and it costs less than a call-out.

The building door has become very stiff. Is that urgent?

It is worth acting on before it fails rather than after. A stiff lock is a lock taking more force than it was designed for, and the usual end of that story is a key snapping off in it — typically for whichever resident happens to be there when it goes. Since the building entrance is shared, this is a matter for the Hausverwaltung rather than for you individually. Report it in writing; that also protects you if it fails while you are the one holding the key.
